The history of the company Sinani began its journey of construction and growth in the capital city of Tirana.

The company Sinani, with NIPT J71916001S, led by its Legal Representative and Administrator Mr. Fatmir Sinanaj, was established by decision of the Tirana District Court No. 8016, dated 11/01/1995. As a successful builder with an exceptional vision, over the past 29 years it has built a reputable name, leaving its mark through projects developed in the most sought-after areas of Tirana.

The company’s activity has focused on the construction of residential and service buildings, as specified in its professional license No. 1314/4

The company began its journey in Tirana as a construction business with a strong vision for growth and quality development.

Over nearly three decades, it has established a solid reputation by delivering residential and service buildings in some of the most desirable areas, evolving into a modern construction company through the creation of ULTRA-TECH.

Company History Overview

1996

The company started construction of its first building in 1996. According to Building Permit No. 25 dated 23/08/1996, a 6-floor building was constructed on “Budi” Street, Tirana. Construction lasted approximately two years and was completed in 1998.

At that time, buildings of this nature were rare. They introduced modern residential living standards and represented some of the first developments in Tirana’s infrastructure sector.

In 1999, in cooperation with the company “Hamzaj”, construction began on a 12-floor building located on “Kavaja” Street, Tirana, on the land owned by the “Ceka, Caci and Metaj” families, according to Building Permit No. 224 dated 01/10/1999.

The project was completed within two years and marked another important step in the company’s development, creating standards that left a lasting impact on the architectural history of Albania

A 12-floor building with 2 service floors was constructed on “Irfan Tomini” Street, Tirana, on the property of the “Kamberi” family, according to Building Permit No. 589 dated 24/07/2000. Construction lasted three years and achieved a total building area of 6,426 m², consisting of 65 residential units, 15 service units, and additional common areas. Sales reached approximately 2.3 million USD.

In 2001, in cooperation with the company “Bjorn”, construction began on a mixed-height residential complex of 1, 5, 8, and 9 floors with one underground parking level on “Mihal Grameno” Street, Tirana, on the property of the “Tresa” family. Another 7-floor residential building with one underground parking floor was also developed on “Ymer Kurti” Street, on the property of the “Bakalli” family.

Both projects were completed within two years. The “Tresa” project achieved 3,826 m² of construction area, including 30 residential units and 10 service units, generating sales of approximately 1.7 million USD. Meanwhile, the “Ymer Kurti” project included around 2,000 m² of construction area and generated approximately 980,000 USD in sales.

In 2002, while continuing previous developments, the company launched two additional projects:

  • A 2 and 12-floor building with two underground parking levels on “Irfan Tomini” Street, on the property of the “Vaje Luli” family.
  • A 10-floor building with one underground parking level on “Kavaja” Street, on the property of the “Kekezi, Shkurti, Lasku, Janku, Berberolli” families.

The “Vaje Luli” project achieved 5,916 m² of construction area with 60 residential units and generated approximately 2 million EUR in sales. The “Kavaja” Street project achieved approximately 11,800 m², consisting of 117 residential units and 21 service units, generating around 4.7 million EUR in sales.

The year 2003 was the company’s most intensive year. Several ongoing projects were completed while three new developments were launched:

  • A 6 and 8-floor building on “Saraçet” Street.
  • A large residential complex on “Kavaja” Street in cooperation with “Park Construction”.
  • A 10 and 12-floor residential building on “Irfan Tomini” Street.

The “Llagami” complex on “Kavaja” Street reached approximately 24,000 m² of construction area and generated around 9 million EUR in sales, while the “Rada” project generated approximately 5.2 million EUR in sales.

In 2004, in cooperation with the company “Flonsa”, construction began on a tourist complex in Golem, Kavajë, consisting of 2 and 5-floor residential buildings with garages. The complex was surrounded by greenery and modern villas designed for year-round use.

The project covered 4,950 m² and included 70 residential units and 8 service units, generating approximately 1.9 million EUR in sales.

During the period 2005–2008, the company completed the construction of all previously initiated projects

During the period 2009–2016, the company finalized the legal registration and property certification processes for its completed developments.

Operating as a family business, Mr. Fatmir Sinanaj transferred his experience and expertise to the next generation. In 2015, the company “ULTRA-TECH” Ltd. was established, represented by its Legal Director and Administrator Mr. Adriatik Sinanaj.

“ULTRA-TECH” Ltd. is registered under Albanian legislation with the National Business Center (QKB), Tax Number (NIPT) L51914009D, and operates with licensed technical supervision issued by the Ministry of Infrastructure and Energy under License No. NZ 7256/1.

The company is managed by its sole shareholder Mr. Adriatik Sinanaj and oversees approximately 10 administrative employees and 30–55 employees during project phases, while also collaborating with subcontracting teams specialized in different sectors of construction.

In 2016, “Sinani” as Investor and “ULTRA-TECH” as Contractor constructed a residential and service complex on “Muhamet Gjollesha” Street, Tirana, completed in 2019. The project included 35 residential units, 11 service units, and 14 parking spaces, generating approximately 1.83 million EUR in sales.

In 2020, “ULTRA-TECH” began construction of a mixed-use residential, service, and hotel complex consisting of 2, 6, 9, 11, and 12-floor structures with two underground parking levels on “Hysni Gërbolli” Street, Tirana. Construction is expected to be completed in July 2025.

The project includes approximately 33,053 m² of construction area, with 280 residential units, 20 service units, one hotel, and 260 parking spaces, generating around 22.4 million EUR in sales.

In 2023, “ULTRA-TECH” initiated the construction of a residential villa complex consisting of three 1 and 2-floor villas with one underground floor and surrounding walls on “Xhelal Molla” Street. Construction is currently ongoing.
During 2024, construction began on a residential complex with individual and attached 2 and 3-floor structures with one underground level in the “Farkë e Madhe” area. Ultra Tech’s future vision focuses on high-standard developments with international quality and technology standards that currently do not exist in Albania.
